Yes. We're JELL Capital Investments, a husband-and-wife land company run by Jeff & Laura Casey. We mail real cash offers to owners of vacant, rural land. Land ownership and mailing-address records are public information kept by the county. We use those public records to identify owners of vacant land in markets we're active in, then mail offers. We're not doing anything secret — it's the same public data anyone can request from the county assessor or recorder.
It's an opening cash offer, and it reflects what we can pay to buy quickly, with cash, and resell at a fair margin. We're buying for our own account and taking on the carrying cost, taxes, and time it takes to sell — so our number is below full retail. If it doesn't work for you, there's zero obligation. JELL Capital Investments is an Illinois LLC, and our company mailing address is a secure virtual mailbox in Sanford, NC. We run the business out of southern Illinois, where we live. Where the company is registered or receives mail has nothing to do with where we buy land — we close every deal through a local title company in the parcel's own county and state.
Usually 14 to 30 days from the day we agree on terms — sometimes faster. Vacant land closes more quickly than houses because there's no inspection, appraisal, or bank-loan contingency to wait on. We pay cash, so the timeline is mostly just the title company doing its work.
No. There are no commissions and no fees to you when you sell to us. We cover the standard closing costs, and any back taxes are typically settled out of the sale at closing — so you usually walk away with a check and a clean slate.
Every transaction goes through a licensed title company or real estate attorney. They run a title search, prepare the deed, and record it with the county. You'll get clear documentation of exactly what you're buying or selling, and many of our closings happen entirely remotely.
Vacant, rural land — wooded tracts, timber land, raw acreage, and vacant lots. We don't need it to be perfect. Access issues, back taxes, odd shapes, never-visited inherited parcels — those are exactly the situations we're set up to handle.
